Each application is thoroughly reviewed. Credit histories, rental histories, criminal history, landlord references, sex offender registries, and income sources are verified for each occupant. We also offer a service to help you acquire your BBL (Basic Business Licenses) which is required for all homeowners who rent residential properties in the District of Columbia.
If you're renting to a tenant who is on a voucher from the DC Housing Authority, we will file all necessary paperwork, schedule, and act as liaison between you and DC housing inspectors.

Leasing Management
Anacostia River Realty Property Management handles resident placement. We require each prospect to complete an application. We conduct a full credit/criminal background check, then follow-up to verify employment and rental history. With aggressive advertising continually running, we take dozens of calls each week from prospective tenants seeking housing.This helps assure that your property will have the best tenant possible.
Anacostia River Realty Property Management utilizes experienced and licensed Realtors to show and negotiate rental amounts. In the District of Columbia this is a law, thus insuring fair housing compliance.
Do you have the required rental property license from DC Government?
If not, Anacostia River Realty Property Management is here to help. All homeowners are required, regardless of type of rental property; whether condo, coop, single family, English basement, or townhouse, to have a District of Columbia Basic Business License. It doesn’t matter if you own one or fifty properties. There is a $2500 fine for failure to comply.
Maintenance
To save you money, we can use our own in-house maintenance team to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year. All repairs are approved by the owner.
Maximizing net operating income for each property requires the implementation of uniform management systems which increases operating efficiency and preventative maintenance to minimize the need for potentially high-cost emergency spending.
While most tenants take care of their own snow removal and lawn-care, we also can provide lawn-care and snow removal options. And of course we provide 24 hour emergency service seven days a week.
Inspections
Periodically, we make a thorough inspection of your unit, both inside and outside. This helps us insure lease compliance and makes sure your property is being cared for properly.
Evictions / Collections
If rents are not paid by the 6th of the month, we begin the processes necessary to collect rents and/or evict tenants.
Accounting
You will also receive a financial statement each month which will show monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, end of year tax information to your accountant, and a host of other reports with the touch of a button. We can also disburse money within one week of rent collection.
We charge a percentage of rent collected based on the number of units rented.
We charge the first month's rent when we rent your house. When the tenant renews their lease for another year, a renewal fee of 50% of the first month's rent is earned.
